Build Process Offerings

We are in this together and believe that choosing the right partners is crucial for success. That’s why we carefully select who we work with, ensuring that our values and goals align. We strive to build long-lasting relationships with our partners, based on trust, transparency, and mutual benefit.

Build

Our BUILD only Phase process is best suited for clients who already have drawings and are ready to move forward with us for their project. We will take the drawings, estimate the project cost, and then move into a construction contract. We will then submit for permits, build the project, and get you your certificate of occupancy!

Concept - Design - Build

Our CONCEPT – DESIGN – BUILD Phase is best suited for clients who are in need of the initial development of a floor plan and visualization with 2D pictures and options for 3D Renderings! This process greatly helps get things started without a large financial commitment. We say that the Conceptual Phase accounts for about 10-15% of the Architectural process and it provides enough information for us to prepare a Design-Build Contract. After we have the Design-Build Contract, we will then move forward with finalizing the project drawings and pricing, then submit for permits, build the project, and get you your certificate of occupancy!

Design - Build

Our Design – Build process is good for clients that are ready to make the leap into the project starting with a Design Contract which is a portion of the whole Design-Build process that encompasses Final Blueprints ready for permit. We then price out those fully complete drawings and sign a Construction Contract for the remainder of the project!

Design - Pricing Only

This Option is for clients who are not sure who they would like to build, or would like to complete the project themselves and pay someone to design and price out their project.

Why We Don’t Use $/Square Foot Pricing

Quoting a custom home by $/square foot is one of the most misleading practices in residential construction.

It’s like asking, “What does a car cost per pound?”
What kind of car?
What engine?
What safety systems?
What level of performance and finish?

Square footage tells you how big a house is—not how it’s built, how it performs, or how long it will last.

Custom homes vary dramatically based on:

Structural systems and foundation types

Mechanical, electrical, and energy-performance goals

Finish levels, materials, and detailing

Site conditions and complexity

Using $/sf forces assumptions, hides differences, and almost always leads to disappointment later.

We price what you pick, build a quality, decision-based budget, and do not start construction until you’ve signed off on the details. This is intentional. We don’t rush you into signing a contract just to lock you in and sort it out later.
